
Q. What are the terms of purchase?
A. Basically 20% deposit and the balance within 90 days or
within 30 days of completion of the infrastructure, whichever is
sooner.
There are other terms and conditions governing your rights and
obligations in respect of construction of your villa.
Q. What is the type of ownership of a villa site?
A. 999 year lease.
Q. How long after I buy a villa site must I build on
it?
A.
You must commence construct-ion within 2 years and be completed
within 3 years.
Q. What are the monthly
maintenance dues likely to
be?
A.
Monthly maintenance dues are estimated at $600.00 per month but this
may vary depending on what level of amenities the owners decide on
by majority vote.
For example, the number of security guards contracted and for how
many hours each day will impact on monthly maintenance costs.
Q.
What do the maintenance dues cover?
A. Maintenance dues cover: common area electricity and water;
security guards; common area maintenance (pool, spa, landscaping,
roads, drains, water storage tanks & pumps, street lights, property
manager’s salary).
Q. What assurance do I have that everyone will pay their
maintenance dues?
A. Monthly maintenance dues are incorporated in the leases as
lease rent. Accordingly, all the remedies available to landlords are
available to the Management Company to enforce payment of
maintenance dues.
Q. What assurance do I have that owners will build
according to the plans and will maintain the overall standard of the
development?
A. All changes to the approved plans have to be sanctioned by
the developers. Changes will be primarily by way of finishes, doors
& windows and so on. Major structural changes must be approved by
the developers and Town & Country Planning and will only be
considered if in the opinion of the developers the proposed changes
would tend to improve the development as a whole.
Q.
Will fences be allowed?
A.
Yes. Owners may fence their sites from the building line backwards.
In other words, there will be no fences from the roadways to the
buildings thus allowing the streetscapes to be expansive and
continuous.
Q. Will pets be allowed?
A.
Yes - within reason. The Management Committee made up of the owners
will determine exactly what type of pets and what conditions will
apply to pets.
Q. Since my villa is built right on my boundary, how
will I be able to do maintenance on the wall and plumbing?
A. Any maintenance required to be done by entering the
adjoining property must be done by the Management Co.
